All of our room prices include a full cooked English breakfast. All items such as Wi-Fi, mineral water, and parking are free of charge. A welcome cup of tea or coffee in our lounge on arrival. Discounted vouchers for Arundel castle (open April-October). Loan of Walking maps



Children and dogs. Other livestock is distinctly out.



Children under 2 go free. We can supply a travel cot by arrangement, and a high chair.


Children between 2 and 10 can be accommodated in Rooms 1, 5 and 10. We put an inflatable bed in the room with linen and towels. There will be a cost of £15 per bed per night for extra beds and breakfast. We can normally only fit one travel cot and one extra single bed in a room. You need to book by phone to make arrangement for your children. We enjoy children, and will happily let them feed the chickens and cuddle the cats, but you do need to keep an eye on them, especially out in the garden, as there are storage areas where they should not wander.


We do take dogs in our ground floor room, but with rules on dog and owner behaviour (from long experience!) . Please phone or see Room 10 for our policy on dogs. There is a £10 per night charge for a dog. Again, you need to let us know when booking.


We have cats, and chickens



We have two cats,one old and fat, one small and nippy. And we have three chickens which roam the garden. If you are allergic, or scared of animals, then let us know ahead of time. Dog owners are requested to take note. If your dog eats our pets, it is a big social faux pas and you won't be invited back.

Minimum stays




Please note that we apply a two night minimum on Friday and Saturday most weekends. But about a week before, we free up rooms for one-night stays, so do check the on-line booking calendar. Also, sometimes one-night slots occur, for example if a long stay has ended on a Friday, and another starts on a Sunday, If you spot a one-night opportunity, then phone us and we'll book it for you.


Checking in and out




Arrival time is usually from 4 p.m., although you can leave your car and luggage before this time by prior arrangement. Occasionally we do earlier check-ins, again by prior arrangement, but you'd need to phone. We are frequently out and about until 2.30 p.m., especially in low season. We don't run a 24 hour reception, so if you intend to arrive after 9 p.m., please call so we can make arrangements for you to be let in. Check-out is 11 a.m.

Restaurant bookings



Our restaurant is fabulous, and the best eating around, but it is small. We ask that you book at least 24 hours ahead to be sure of getting a place or the time that you want, as we hate to turn away hungry guests. Servings 6:30 until last orders at 8:45 p.m. We are fully licensed, so you can avail yourselves of the bar at any time. We can cope with allergies or restrictions,but you need to let us know well ahead of time.


Payment and terms




We take all credit cards except AMEX and Diners as well as cheques. We don't take pre-payment except for group bookings and functions, when we'll take a £500 deposit. We take a credit card number from you in case we need to apply a cancellation fee.

Prices are fully flexible up to 5 days before arrival, except where specified in your confirmation letter or e-mail. After that, we charge 100% of your booking. We put a marker on your e-mail, so we know that it has reached you correctly. If the date is important, and you think you might need to cancel, we reccommend that you take out insurance. We do try to re-let a room if you cancel at short notice, and then only charge you for what we have lost, but we hope that you accept that we cannot afford to lose revenue on last minute cancellations. Please read our detailed cancellation Terms and Conditions, which form part of your contract. Any variation from our standard terms will be in your confirmation letter or email.




|Disability statement and green policy


Our public rooms and lounges all have doors of wheelchair width. However, there are two steps,each of two inches, up through the front porch. The public toilet has a 4 inch step, and is not suitable for wheelchairs. Our ground floor bedroom can take a wheelchair, but has three steps with a handrail up to the WC and bathroom. The bath is a step-over bath. There is also ground floor access via the conservatory, which has a two inch door sill. The surrounding paths are gravel, but customers can park by the front door.`


Green policy


We recycle all card, glass, paper, and plastic bottles. We use 'green lightbulbs' where feasible, and have thermostats on all radiators and heaters. We grow much of our own salad vegetables and herbs, and recycle bread to the chickens. About 80% of our restaurant food is locally sourced. Please try to help us by turning off lights, TVs (even from standby), towel rails, and heaters when not required.
